With plenty of space (just under 473 sq. ft. / 44 sq. m), this suite offers comfort, character, and a warm welcome for both you and your four-legged friends. Please note that the check-in time for this suite is 3pm.

Wonderful stay in beautiful part of North Norfolk. Accommodation was first rate with such attention to detail. To have access to a large patio area and garden with plenty of seating was an extra bonus. Breakfasts were fantastic. Very comfortable, clean and breakfast in the room such a good idea. Within walking distance of Old Hunstanton beach and Hunstanton(we do a lot of walking). A wonderful place to stay. We had the Patrick suite as it is dog friendly. We had our own entrance and hallway, extremely useful for sandy dogs! We only had the continental breakfast which is fine. There are dressing gowns provided along with shower gels shampoo etc. Also dog treats and a toy for Conker our dog which she loved The bed is large and very comfortable. We absolutely loved staying at Cliff Farmhouse , it’s perfect in every way. The position is fantastic , just a short walk to the beach and easy to get to restaurants, including The Neptune which has a Michelin star and is only a 2 minute walk away . The furnishings are very stylish and comfortable, everything you could need is provided and more . The breakfast, yogurt and fruit , cereal and bread for toast and jam were perfect for me , but my husband loves a full English and Vicky cooked that for him every day , he said it was also perfect . Breakfast was excellent, included cereals, yogurt, jams, bread & butter for toast. The only downside was that we was unable to let the dog off the lead in the garden.
“The Pull Suite was beautiful. The decor and furnishing were to a high standard. The views of the garden – gorgeous. Even had RAF jet training! The cooked breakfast was delicious, and the included breakfast also was of a high standard. The super king size bed was incredibly comfortable and the pillows bliss. Only a short walk to the beach and a perfect spot to take longer walks. We explored along the coast and was easy driving. Food at recommended restaurants great. Both Vicky and Graham were great hosts – they knew instinctively when to be present or not
“A well placed luxurious retreat with a short downhill walk to one of the best beaches in all Norfolk. Spacious rooms, beautifully furnished with top end bathrooms, TV, coffee machine etc, easy to use and everything sparkling clean. Comfortable Mattresses and bedding of the highest quality. The provided breakfast was healthy and bountiful. Good parking and outdoor sitting area. The hosts were friendly and helpful. We had a great day at their well equipped beach hut for an extra fee. Highly recommended for couples”
“This property has the WOW factor. From the moment we arrived we were made to feel welcome by Victoria and Graham. Our suite was just lovely. Warm, comfortable and very large. The in-room breakfast is a lovely idea. There was an adjoining room with a fridge, kettle, toaster, coffee machine and cereal, yoghurts, bread, butter, orange juice etc for us to make our breakfast at our leisure. Bathroom well equipped with lovely toiletries. Our room overlooked gardens and field where we watched the deer through binoculars supplied in the room. The location is perfect for walking to the beach, 10 minutes and several eating places in walking distant. Would highly recommend”
“Wow! Superb accommodation (3 nights in the Pull suite). Spacious, well thought out with dining area, window seats overlooking countryside, separate sitting room, fantastically comfortable bed and a tremendous bathroom with a walk in rainfall and riser shower and a bath. The excellent breakfast supplies were topped up every day, it was lovely to be able to eat this in our room when we felt like it and not have to wash up afterwards! The start of the Norfolk Coast path is 5 minutes down the road and the excellent Coastliner 36 bus (which runs from Kings Lynn to Wells) stops just up the road from the accommodation. This is great if you want to walk sections of the coast path or Peddars Way and not have to take your car. Or just visit some fabulous villages (and pubs) without the stress of finding a parking space! Thank you to our host Vicky for a wonderful 3 days”

The Besley Suite is located on the ground floor of our charming annexe, developed in 2019. With a private entrance, 441 square feet (41 sq.m) of luxury living space, direct access to its own private veranda and garden beyond, and no steps throughout, it’s our most accessible suite. And the most popular, so book early!
The Pull Suite has a charm of its own, with its unique heritage and characterful features. It’s located on the first floor of the 17th-century farmhouse and offers 473 square feet (44 sq.m) of luxury living space that combines traditional elegance and contemporary living.
